Don’t get me wrong, I have had success and made money sourcing direct bank assets for several REITs. I have also, as a seller’s representative, sold a pile of  cheap stuff – but the Custom Order – send me a POF and “I will put you in touch with the blah blah person that can order Millions or Billions of exactly what you want” just isn’t real !

There are smaller local banks and hedge funds that might be selling off assets but they are not selling off Hundreds of Millions or even Billions worth of assets as you keep hearing, and or reading about.  The banks occasionally unload millions of dollars worth of assets directly to buyers they have already done business with, and no one you know even has access to that kind of volume… until now.

In short – I can assist a buyer to set up with their own Direct Wall Street Buying Account for the purpose of acquiring Mortgage Backed Securities (PNs & NPN’s REOs) from the trading desks of Wall Street – for pennies on the dollar.

Guess what – Wall Street is THE only place large volumes of PNs & NPN’s and REOs are available on a DAILY basis. Case in point, the other week we witnessed a NPN package of 600 MM released from a large institution sell for pennies on the dollar.

Once set up, a buyer will be using and controlling their own money to actually bid on assets that are released to the trading desk for a LOT LESS than you are seeing advertised on the internet. The account holder and the account holder only will control their funds.  Certainly a buyer will have the chance to vet the entire procedure and be able to confirm the clearing firms the buyer will be set up under are licensed and verified so by Wall Street. If you are working with real buyers, then this is the only way to actually receive real product, don’t be lied to or waste any more of your time.

Now here is the catch – the buyers must be APPROVED for an account to purchase these assets and must deposit those funds into a verified clearing firm account that they control. Oh my, there is an actual approval process? YES…

This is NOT the same old run around – “Send ME your POF and NCND” fake garbage that everyone is peddling.

NO – this account is NOT my account, and the buyer’s account is  NOT accessible by anyone except for the responsible officer or controller of the buyer’s company. The approval process will detail the history of the buyer’s board and officers, who their servicing company is and they might likely need to produce evidence they have the capability of servicing those assets. The buyer should also be prepared to submit banking statements and financials – to the Clearing Firm – NOT me!

There is no escrow to deal with because the buyer’s money in their buying account is also the escrow for closing on the buys.

This is very similar to setting up an Ameritrade account and trading your own stocks, only that real series 7 licensed individuals must be hired by the owner of the funds to actually buy these assets – surprised? You shouldn’t be… that is actually how Wall Street works!

Now before anyone calls me to ask “What do we get out of it” – if you are consulting a buyer, then become your buyers’ representative for selling assets and buying, this is where you make your money.  That is where I will make my money also. Once your buyer purchases, then he is going to most likely going to need to sell some of those assets, and imagine how good that would feel to actually be in a position to sell some REAL ASSETS.
